How this commercial lease calculator works

Most commercial space is quoted as a dollar amount per square foot per year. Your annual base rent is simply square footage × quoted $/SF rate. A 2,000 SF suite at $18/SF works out to $36,000 per year, or $3,000 per month.

In a triple-net (NNN) lease you also pay a pro-rata share of property taxes, building insurance, and common-area maintenance on top of base rent. Adding the NNN rate to the base rate gives your effective occupancy rate per SF, which is the number to compare across competing spaces.

Year 1 cost is only the starting point: most leases raise rent and NNN by a fixed percentage every year. Use the 10-year escalation calculator to see how a 3–4% annual escalation compounds the total cost over the full term before you sign.

Annual Base Rent = Square Footage × Base Rate. Annual NNN = Square Footage × NNN Rate. Total Annual Cost = Base + NNN. Monthly figures are the annual amount divided by 12. All figures recalculate live as you edit the inputs above.
